These are the stocks currently held in my Dividend Portfolio.

CapitaLand Ascendas REIT

CapitaLand Ascendas REIT (CLAR), formerly known as Ascendas Real Estate Investment Trust, is Singapore’s first and largest listed Business Space and Industrial Real Estate Investment Trust (REIT). It was listed on the Singapore Exchange Securities Trading Limited (SGX-ST) in November 2002.

CLAR has since grown to be a global REIT anchored in Singapore, with a strong focus on tech and logistics properties in developed markets. As at 30 June 2023, it owns 230 properties across three key segment, namely, 1) Business Space and Life Science, 2) Logistics and 3) Industrial and Data Centres. 

CLAR’s multi-asset portfolio is anchored by well-located quality properties across developed markets. As at 30 June 2023, 97 properties are located in Singapore, 36 properties in Australia, 48 properties in the United States and 49 properties in the United Kingdom/Europe.

CapitaLand Integrated Commercial Trust

CapitaLand Integrated Commercial Trust (CICT or the Trust) is the first and largest real estate investment trust (REIT) listed on Singapore Exchange Securities Trading Limited (SGX-ST) with a market capitalisation of S$13.5 billion as at 31 December 2022. It debuted on SGX-ST as CapitaLand Mall Trust in July 2002 and was renamed CICT in November 2020 following the merger with CapitaLand Commercial Trust (CCT).

CICT owns and invests in quality income-producing assets primarily used for commercial (including retail and/or office) purposes, located predominantly in Singapore. As the largest proxy for Singapore commercial real estate, CICT’s portfolio comprises 21 properties in Singapore, two properties in Frankfurt, Germany, and three properties in Sydney, Australia with a total property value of S$24.2 billion based on valuations of its proportionate interests in the portfolio as at 31 December 2022.

Frasers Centrepoint Trust

Frasers Centrepoint Trust (“FCT”) is a leading developer-sponsored retail real estate investment trust (“REIT”) and the largest suburban retail mall owners in Singapore. FCT’s property portfolio comprises nine retail malls and an office building located in the suburban regions of Singapore, near homes and within minutes to transportation amenities. The retail portfolio has approximately 2.9 million square feet of net lettable area with over 1,800 leases with a strong focus on providing necessity spending, food & beverage and essential services.

Frasers Logistics & Commercial Trust

FLCT has a portfolio comprising 107 logistics and commercial properties worth approximately S$6.4 billion, diversified across five major developed countries – Australia, Germany, Singapore, the United Kingdom and the Netherlands.

Keppel DC REIT

Keppel DC REIT was listed on the Singapore Exchange on 12 December 2014 as the first pure-play data centre REIT in Asia.

Keppel DC REIT’s investment strategy is to principally invest, directly or indirectly, in a diversified portfolio of income-producing real estate assets which are used primarily for data centre purposes, as well as real estate and assets necessary to support the digital economy.

Keppel DC REIT’s investments comprise an optimal mix of colocation, fully-fitted and shell and core assets, as well as debt securities issued by NetCo which holds network assets1, thereby reinforcing the diversity and resiliency of its portfolio.

Keppel DC REIT is managed by Keppel DC REIT Management Pte. Ltd. (the Manager) and is sponsored by Keppel, a global asset manager and operator with strong expertise in sustainability-related solutions spanning the areas of infrastructure, real estate and connectivity.

The Manager’s key objectives are to provide Keppel DC REIT’s Unitholders with regular and stable distributions, as well as achieve long-term growth through at least 90% of its AUM in data centre investments, while maintaining an optimal capital structure.

Keppel Infrastructure Trust

Keppel Infrastructure Trust (KIT) is the largest diversified business trust listed in Singapore with approximately $7.3 billion in assets under management.

The Trust was constituted on 5 January 2007 under the laws of the Republic of Singapore and registered with the Monetary Authority of Singapore (registration number 2007001).

KIT’s portfolio comprises strategic businesses and assets in the three core segments of Energy Transition, Environmental Services, and Distribution & Storage. These businesses and assets provide essential products and services across a broad range of industries; and generate regular and resilient cash flows, with potential for growth that is supported by favourable long-term market dynamics and demand. This is in line with KIT’s long-term goal of delivering sustainable and growing returns to Unitholders, through a combination of recurring distributions and capital appreciation.

Mapletree Industrial Trust

Mapletree Industrial Trust (“MIT”) is a real estate investment trust listed on the Main Board of Singapore Exchange. Its principal investment strategy is to invest in a diversified portfolio of income-producing real estate used primarily for industrial purposes in Singapore and income-producing real estate used primarily as data centres worldwide beyond Singapore, as well as real estate-related assets.

As at 30 September 2023, MIT’s total assets under management was S$9.2 billion, which comprised 56 properties in North America (including 13 data centres held through the joint venture with Mapletree Investments Pte Ltd), 85 properties in Singapore and 1 property in Japan. MIT’s property portfolio includes Data Centres, Hi-Tech Buildings, Business Park Buildings, Flatted Factories, Stack-up/Ramp-up Buildings and Light Industrial Buildings.

Mapletree Logistics Trust

Mapletree Logistics Trust (“MLT”) is Singapore’s first Asia-focused logistics real estate investment trust. Listed on the Singapore Exchange Securities Trading Limited in 2005, MLT invests in a diversified portfolio of quality, well-located, income producing logistics real estate in Singapore, Australia, China, Hong Kong SAR, India, Japan, Malaysia, South Korea and Vietnam.

NetLink NBN Trust

NetLink NBN Trust (the “Trust”) was established in 2017 primarily for the purpose of owning all of the units of NetLink Trust (“NLT”), through which NetLink NBN Trust owns the only nationwide fibre network supporting Singapore’s Nationwide Broadband Network (“NBN”).

NLT designs, builds, owns and operates the passive fibre network infrastructure of Singapore’s NBN. An initiative led by the Singapore government, the NBN aims to enhance the competitiveness of the economy through nationwide ultra-high-speed broadband access. By providing an open, wholesale access to our fibre network, telecommunication operators can focus on offering innovative products and services to consumers and businesses without incurring high fixed costs.

CSOP iEdge S-REIT Leaders Index ETF

The investment objective of CSOP iEdge S-REIT Leaders Index ETF (the “Sub-Fund”) is to replicate as closely as possible, before fees and expenses, the performance of the iEdge S-REIT Leaders Index (the “Index”)

The Manager employs a “passive management” or indexing investment approach designed to track the performance of the Index. The Manager will adopt a Replication Strategy in managing the Sub-Fund.
Using a Replication Strategy, this Sub-Fund will invest in substantially all the Index Securities in substantially the same weightings (i.e. proportions) as the Index.
